Hamilton County Planning Department


The Zoning Regulations have been updated to include Sections 2000 – Rural Corridor Overlay District and 3000 – Countryside Residential Overlay District. The Subdivision Regulations have been amended to change references from 'RPA' to 'Hamilton County Planning Department.'

Subdivision

  • Staff Approved Plats - Any division or revision of lots less than five (5) lots with no needed variances or new public streets. These plats do not go to the Planning Commission
  • Minor Plats - Subdivisions of 6-10 lots. Requires Planning Commission approval. Plat can be submitted as a combination Concept/Final Plat to the Planning Commission.
  • Major Plats - Subdivisions of more than 10 lots. Requires Planning Commission approval. Preliminary Plat and Final Plat are required to be submitted separately
  • Subdivision Plat Variance - A variance is a modification of the strict terms of the relevant regulation where such modification will not be contrary to the public interest and where, owing to conditions peculiar to the property and not the result of the action of the applicant, a literal enforcement of the regulation would result in unnecessary and undue hardship

A petition to appeal may be filed within 7 days of a decision by Planning Commission and will be heard by County Commission at its second regular meeting following the decision.

PUBLIC HEARING NOTICE
HAMILTON COUNTY BOARD OF COMMISSIONERS

Notice is hereby given that the Zoning Committee of the Hamilton County Board of Commissioners will hold a hearing on Wednesday, September 2nd, 2026 at 5:00 p.m. and the public hearing shall be heard by the whole Hamilton County Commission meeting on Wednesday, September 16th, 2026 at 5:00 p.m.

These meetings will be conducted in person in the County Commission meeting room on the fourth floor of the Hamilton County Courthouse located 625 Georgia Avenue, Chattanooga, Tennessee 37402.

The purpose of these meetings is to give consideration on the following requests:

  • Amend the White Oak Mountain Area 12 Plan (a component of Plan Hamilton) by changing the place type designation for an approximately 0.70-acre parcel located at 4390 University Drive (part), Hamilton County, Tennessee, from Suburban Residential to Maker District. CHATTANOOGA-HAMILTON COUNTY REGIONAL PLANNING COMMISSION MEETING
